Tenant Frequently Asked Questions
What if my sink, tub, toilet or shower is clogged?
Follow the maintenance request guidelines. We will have a technician contact you within 24-48 hours. If you are found to be responsible, the bill for the plumber will be passed onto you or you may have to pay at the time of repair.
What if my roof is leaking?
Be sure to place a bucket or other container where the leak is coming from to catch the water. This should limit the amount of water damage to the unit. Then call the office and we will arrange for repairs A.S.A.P.
What appliances are included with the unit?
Stoves are provided, refrigerators are on a case-by-case basis according to the unit. If there are other appliances provided, they will not be warrantied.
What is the process on moving out of my unit?
If your lease is about to end, that does not mean you are required to move. If you decide to move-out, you MUST mail, fax, or email us a written "30 Day Notice" of your intent to vacate. Follow up with a call to our office to confirm receipt of notice. Please Note: If you are not moving out at the exact end of the month, pro-rated rent will be due.
If you have been excessively late during your lease period your lease may not be renewed.
What's the process when Tenant(s) moves out?
The rental property must be returned in the same or better condition than it was when the Tenant first move in. Please follow your move out guidelines given to you at the time you signed your lease. It is important to thoroughly clean the entire property to avoid losing any of your security deposit. Our guidelines require that Tenant(s) have the carpets professionally.
Can I terminate my lease with a 30 days’ notice to the landlord?
No. If your rental agreement provides a lease end date, you are obligated for the entire lease term, even if you have a good reason for leaving, such as illness or job transfer. If you leave early, and the landlord is unable to re-rent the property, we may sue you for the unpaid rent & damages, and/or file a negative credit report against you.
Can tenants make "improvements" to the unit?
All improvements (shelves, paint, etc.) must be approved by Russell Realty & Associates in writing. Any improvements that result in the unit being returned in it's original move-in conditions (wall-color, shelves, etc) may lead to deductions from your security deposit.
What are the tenant's responsibility at move out to receive their security deposit back?
You need to remove all personal belongings and clean the house thoroughly (see your move guidelines for instructions). If you are responsible for lawn maintenance, then the grass needs to be mowed and weeds removed. Tenants will be financially responsible for all damages beyond normal wear and tear.
On what day is rent considered late?
Please refer to your lease agreement. Rent is late if it is not received in our office by 5pm on the 5th day of the month. Our buildings has a "rent-boxes", please have your rent check in the box no later than 5pm on the 5th day of the month, to be sure we receive it and to avoid late fees. It is your responsibility to get your rent to us on or before the due-date. If you know you will be unable to pay rent on time, let us know. We try to work with our tenants, if no communication is received in advance, you may receive legal notices as well as late fees.
Note: If you are late paying your rent we DO NOT accept personal checks, only money orders or certified funds are accepted. Payment has to be paid in our office during regular business hours or use or drop box outside the door. (It is safe and secure...DO NOT PUT CASH IN THE BOX)
If a holiday falls on the 5th of the month your rent is still due.
What happens if my rent check is returned for NSF?
You are responsible for the bank's Nonsufficient Funds (NSF) fee. This fee is $40.00, see your lease agreement. You must also replace the returned check with a cashier’s check or money order. We will not attempt to re-deposit the check.
Will you accept a check from someone other than me for my rent?
No. Rent checks will only be accepted from those persons whose names are on the signed lease.
What utilities am I responsible for paying?
Please refer to your lease agreement.
Do the landlord have to do any cosmetics repairs before I move in?
No. Russell Realty or it's owners have no obligations to paint or make cosmetic repairs to a unit each time it is rented. Refer to your authorization form signed after you viewed the property.
Can my landlord come into my property to check its condition? Yes. Refer to your lease agreement for details, we inspect bi annually to see if tenant(s) are complying with their obligations, to make necessary repairs, to place “for rent” or “for sale” signs on it. We may show it to prospective purchasers or tenants. We will give reasonable notices before we come to your unit.
